No. We do cater to students due to our location but we are NOT student housing. We have a diverse group of residents on the property including, military personel, young professionals, and families.

  • Do you offer roommate matching?

No. Harmon Heights does not offer roommate matching. However, we can offer individual room leases if you are providing your own roommate(s).

  • Do you offer short-term leases?

We offer a 6-month lease as a short-term leasing option. There is no difference in the rental rate for a 6 or 12-month lease. Any lease terms outside of 6 or 12 months will require the property owner's approval.

  • When is rent due and how do I pay?

Rent is due on the first of each month. Rent is late after 5:00 PM on the 5th day of each month. If rent is late, there will be a $150.00 late charge applied on the 6th of the month. Rent checks may be deposited into the box labeled DROPBOX located outside the leasing office or you can bring the payment to the leasing office during business hours. Mailed rent payments should be addressed to 805 Harmon Heights,805 Harmon Drive, Valdosta, GA 31601 Attn: Office. Rent must be paid in the form of a check, money order, or cashier’s check. Water and power utilities are billed to 805 Harmon Heights based on resident usage. After monthly credits are applied, management will load balances to the Rentec Tenant Portal on or before the last business day of each month. Monthly credit amounts vary based on unit size/number of roommates. Overages are to be paid in full with monthly rent to avoid late fees. Monthly Water Credit: $10.00 per room, max of $30.00 Monthly Power Credit: $50.00 per room, max of $150.00

  • Is renters insurance required?

In the event of damage caused by fire or water, Management cannot be responsible for the personal content of each unit. While it is not required, we strongly recommend that you secure a renter’s insurance policy.

  • What is the security deposit for?

The security deposit is used to cover tenant-related damages to the unit during your residency and turnover costs, i.e. professional cleaning or carpet cleaning, to prepare the unit for the next resident.

  • How do I get my security deposit back?

The best way to receive your deposit back is to return the unit in the condition received or better. This means the unit must be cleaned, carpets must be cleaned professionally, no tenant-related damages, no remaining balances due, and all issued keys or access cards are returned to the leasing office.

    • We highly recommend using a professional cleaning service and can provide contact information for local cleaners. A receipt for the completed services must be provided to the leasing office.
    • The carpets must be professionally cleaned by a licensed carpet cleaner. A receipt for the completed services must be provided to the leasing office.

Application and  Verification Process

Please review this section which lists the criteria utilized to determine the qualification of applicants seeking to rent with us.

Availability: Availability is based on the availability of specific units once notice has been received from current residents. Apartments are assigned after receipt of the Hold Deposit. The Hold Deposit will become your Security Deposit after move-in. It is non-refundable in the event of cancellation as we remove potential units from the market once a deposit is received.

Rental Application: A Rental Application must be completed and submitted by each intended occupant over 18 years of age. Each Applicant must provide proof of identity and will be charged an Application Fee of $45.00.  Omissions or false information given on any application may result in the denial of all applicants.

By submitting the Application, each applicant acknowledges they are authorizing 805 Harmon Heights to research prior rental history and run a criminal background check.

All applicants are qualified according to information verified in the following categories:

  • Income

Monthly net income in the amount of 2.5 times the rent. Proof of income must be provided for all income used towards qualification (only income that is reported to the federal government will be accepted). Proof of income for the prior 60 days is required. 90 days of records are required in the event of self-employment. **STUDENTS: Financial aid is NOT sufficient income. You will need a cosigner, guarantor, and/or may be charged an additional security deposit equal to 1 month’s rent.

805 Harmon Heights utilizes automated income verification through The Closing Docs. Here are the details:

    1. You will receive an email and text message with a link to verify your income.
    2. You can use a computer or mobile device to securely log in to your bank account where your employment net income is deposited.
    3. Once logged in, the system will generate a report summarizing all deposits as well as identify your employer in an easy to read report that shows monthly and annual net income figures. You will be able to review the report for accuracy, and they can add an explanatory statement if you wish, but cannot change the contents of the report.
    4. Your automated income verification report will then be provided to the leasing office for review
  • Credit History

A complete check of credit history will be made and all credit reported in the last three years will be reviewed. Credit is checked on all applicants.

  • Rental History

Applicants should have 2 years of rental history. No relatives may provide a landlord reference. Negative rental history such as a history of late payments or evictions may result in denial. Lack of adequate rental history may result in an additional deposit equal to 1 month’s rent requested or the denial of the application.

  • Criminal History

Criminal background will be checked for all Applicants. Violent felonies, theft, burglary, and drug charges with intent to distribute within the last 5 years will result in a denial. Registered sex offenders will be denied. 805 Harmon Heights does not automatically reject applicants based on any other criminal history but will closely review history before making a determination. If you have a specific question about criminal history please contact us at (229)415-2485 or 805harmon@gmail before you apply.
